smoking

In the general interest of Health and Hygiene all our cottages are strictly non-smoking.

booking conditions

A 25% deposit is required as confirmation of booking.

The balance of payment must be made 6 clear weeks before the arrival date.

We are quite happy to take bookings of 7 nights or more depending on availability.

We strongly recommend that you take out general holiday insurance to cover you from loss for circumstances beyond yours and/or our control.
We cannot refund either deposits or full payments (although we are prepared in some circumstances to do so if we can re-let the relevant period).

There may be circumstances that are beyond our control and/or contemplation in which the property may not be available for your booking. Examples include (but not limited to) destruction or severe damage to the property. In these circumstances we will do our best to assist with making alternative arrangements where possible. If we cannot do so, or if the alternative arrangements are not acceptable to you, then we will refund all money paid. This will be the full extent of our liability to you in such circumstances and we will not be responsible for any other costs connected with any such cancellation howsoever arising.

Please note that you are liable for any damages or breakages during your stay.

Our insurances do not cover your personal belongings and we cannot accept any responsibility for any loss.

Bookings are entered into on the understanding that the proprietors and/ or their agents shall not be liable to any person for any personal injury, death, loss of or damage to property, howsoever caused or sustained.
